Forest Trace Village

Forest Trace Village was, by far, the most difficult project Centre has ever undertaken - in partnership with Cooper Development. Forest Trace Village’s 75 acres includes 62 acres of residential and open space, as well as 13 acres of commercial land. This mixed-use development had a variety of obstacles in the way of development from the start.  First and foremost, because Forest Trace sits on the north end of the Black Forest, Centre was required to save over 70% of the existing trees.  Although the City of Aurora required only 2.9 acres to be dedicated to open space, Centre (and their development partners) dedicated over 23 total acres to preserve the Black Forest — almost one third of the entire development.

 

Other obstacles included importing over 130,000 cubic yards of dirt to correct the massive topographical issues and multiple access issues that required governmental and utility cooperation.

 

In less than a year after construction began, 100% of the residential lots were sold to Richmond American Homes and over 85% of commercial land was leased or sold — a huge success for Centre Communities and their partner, Cooper Development.  Centre recently sold the successful Forest Trace Village to pursue new challenges in development.
